The Lofts of Palm Aire Village HOA, Inc. is a community of 160 single family homes with Deed Retrictions, incorporated in 1977.  The HOA is Memeber Run by unpaid volunteers.  The HOA owns all common property with no outstanding debt and the HOA runs cash flow positive.  There is no property managment company.  Our community has thrived because of consistent ownership participation since 1977.  The HOA has found that the most succesful environment is based on a good set of Rules & Regulations and honoring the Declarations and By Laws of the HOA.  If you are a real estate agent, prospective tenant or purchaser, please pay close attention to our HOA documents.  Adherance to these documents is one of the keys to our success.    Please note our office hours are Tuesdays & Thursdays from 9 am to 1 pm, and by appointment.

IN Summary  FAQ?

One of the first things people always ask (after noticing our stunning architecture) is how much is your HOA fee?  These are single family homes with a DEED RESTRICTED HOA.  The monthly HOA fee is currently $100 per month (as of 1/2025).  We are proud to state that we have never had a special assessment.  Not sure if that will be the case forever - but so far so good.

STREETS & PARKING & SOLICITORS

Please be advised that the 8 streets in the Lofts are PRIVATE PROPERTY - that means each HOA owner have the right to ask solicitors to leave.  The HOA has posted the appropriate notices that this is a private community and any HOA member can call the police if a solicitor refuses to leave.  The only public road is the frontage road that runs east and west parallel to NW 62ND Street.  The frontage road and "hedge" are City of Fort Lauderdale property.  There is NO PARKING overflow in the Lofts, your unit driveway is your legal parking area.  Short term parking is by permit only.  All violators are subject to tow at the City of Fort Lauderdale Police detail discretion.

Make your parking plan in advance by contacting the office on a Tuesday or Thursday via email HOA@LOFTSOFPALMAIRE.COM.  Any violators are subject to tow and fine.

CAN I RENT OUT MY UNIT?

All homeowners must occupy their unit for 1 calendar year.  After that you may rent your unit for a MINIMUM of one year.  There are no short term rentals allowed and absolutely NO airbnb.
